California Hard Money Loans

Private real estate lending solutions for every investment strategy.

California Hard Money Lenders

We believe private financing will change the lending world just like ride sharing changed transportation.  During the 2009 financial crisis we learned that most of the fears associated with private financing  (predatory rates, high fees, speculation) were regular practice for the major financial banks.  The sharing economy is proof that the most efficient way to conduct business is peer-to-peer where both parties can dictate the terms that are comfortable for their needs.  The advantages of traditional mortgages are clear – lower rates from institutions that are highly regulated by the government.  However, many shrewd investors realized that speed of approval is just as important as low rates.  This is where private hard money loans come into the picture – with a turnaround of days, not weeks – you can secure financing on a deal that requires a fast close and beat other investors with a better offer.

Current trends in California real estate and private money go hand in hand – in home sharing investment strategy, to name one example.  Investors quickly jumped on the sharing economy benefits with companies like AirBnB and VRBO, and converted traditional apartments to mini hotels.  Daily rentals increases cash flow by up to 60% compared to traditional residential leases. Traditional banks, however, often don’t recognize the higher rents from vacation rentals, or avoid them all together.  Private real estate lenders have the flexibility to underwrite short term rentals as collaterals, even with the added regulatory risk

Another field where private California hard money lenders stepped in is cannabis-related real estate.  Federal regulations block a refinance or purchase when the property is part of a cannabis sale or growing marijuana.  The void for investors was filled with private lenders, who saw the potential in this space and were willing to take the risks involved in order to reap rewards along with the investors/retailers.
